What it does not need (and you pay for anyway)
Guided viewings in a suit, magazine photos or a high-street shop window. A developer doesn't decide on atmosphere: they decide on the spec sheet.
The most expensive mistake
Listing it without the planning information. Serious buyers scroll past, and only curious people who can't buy call you.
Flats
Who buys this
Young couples, families and investors. They search on their phone, compare dozens of listings and discard in three seconds.
What it actually needs

What it does not need (and you pay for anyway)
A 4% commission calculated on the price. Selling a flat is as much work as a house or more, but it needs no exclusive or expensive channel.
The most expensive mistake
Going out with an inflated price 'to negotiate'. The listing burns out in two weeks and you end up selling below what it was worth.
Townhouses
Who buys this
Families moving up from a flat to a house. They value space, schools, a garden and neighbourhood life.
What it actually needs

What it does not need (and you pay for anyway)
Prestige campaigns aimed at international luxury buyers. Your buyer is local and searches on the usual portals.

Showing the house empty and cold. The family can't picture living there, and a house that doesn't move people gets negotiated down.
Detached houses

National and international buyers with high budgets. They decide remotely before ever coming to see it.

Paying €60,000 in commission because the price is high. Producing a villa costs a few hundred euros more than a flat, not tens of thousands.

Confusing a high price with a lot of work. You pay a percentage on the land value and your history, not on the real effort of selling it.
