Viure al Maresme

Land doesn't sell like a villa. And you shouldn't pay as if it did.

Every property type has a different buyer, who searches differently and decides for different reasons.

Traditional agencies sell everything the same way: the same shop window, the same portals, the same viewing. And they charge a percentage that grows with the price, not the work.

We do the opposite: we identify who buys your property, invest only in the channels that reach them, and leave out everything that adds nothing.

This page explains, type by type, what your property really needs — and what you're paying for right now without needing it.

Land

Who buys this

Developers, builders and individuals who want to build their own home. They buy numbers: buildability, orientation, access and utilities.

What it actually needs

  • Planning certificate and clear buildability data
  • Drone footage showing the plot, boundaries and surroundings
  • Renders of possible builds
  • Screening for buyers with real capacity

What it does not need (and you pay for anyway)

Guided viewings in a suit, magazine photos or a high-street shop window. A developer doesn't decide on atmosphere: they decide on the spec sheet.

The most expensive mistake

Listing it without the planning information. Serious buyers scroll past, and only curious people who can't buy call you.

Flats

Who buys this

Young couples, families and investors. They search on their phone, compare dozens of listings and discard in three seconds.

What it actually needs

  • Professional, well-lit photography
  • 2D floor plan to understand the layout
  • Presence on every portal in one click
  • Fast replies and well-scheduled viewings

What it does not need (and you pay for anyway)

A 4% commission calculated on the price. Selling a flat is as much work as a house or more, but it needs no exclusive or expensive channel.

The most expensive mistake

Going out with an inflated price 'to negotiate'. The listing burns out in two weeks and you end up selling below what it was worth.

Townhouses

Who buys this

Families moving up from a flat to a house. They value space, schools, a garden and neighbourhood life.

What it actually needs

  • Photo shoot and walkthrough video
  • Virtual staging of rooms
  • Floor-by-floor plans
  • A story of the area: schools, services, transport

What it does not need (and you pay for anyway)

Prestige campaigns aimed at international luxury buyers. Your buyer is local and searches on the usual portals.

The most expensive mistake

Showing the house empty and cold. The family can't picture living there, and a house that doesn't move people gets negotiated down.

Detached houses

Who buys this

National and international buyers with high budgets. They decide remotely before ever coming to see it.

What it actually needs

  • Cinematic video and drone
  • 3D virtual tour
  • Distribution on international portals, in several languages
  • Financial screening before each viewing

What it does not need (and you pay for anyway)

Paying €60,000 in commission because the price is high. Producing a villa costs a few hundred euros more than a flat, not tens of thousands.

The most expensive mistake

Confusing a high price with a lot of work. You pay a percentage on the land value and your history, not on the real effort of selling it.

What producing a sale really costs

These are market prices for everything a property needs to sell well.
